Almost every NYC multifamily owner who has spoken to me about selling an asset has asked, “Where would I put the money if I sold?”  Coming from this managment intensive product some choose to invest in net leased properties.    Today we sit down with Glen Kunofsky, Founder of the NNN Pro Group at Marcus & Millichap. Glen and his team have closed thousands of net leased properties worth billions of dollars over the course of his career. Coronavirus has had a massive impact on the Triple-Net market. In this episode Glen details which type of businesses have been performing better in the pandemic and those that have been hurt. In this discussion we touch on negotiating with retail tenants and how the lending environment is impacting today’s market.   Times of turmoil remind us of the importance of having a diverse portfolio of investments. Triple Net Leases behave differently than other property types and for some investors, provide much needed variety. Let’s take a quick dive into this subject and hear what one of the top players in this space has to say… Get the latest updates on Instagram : www.instagram.com/newyorkmultifamily   And Linkedin : https://www.linkedin.com/in/peter-von-der-ahe-3320662/   www.behindthebricks.com
Today we speak with James Eisenberg, Executive Vice President at Urban American. Urban American is one of the largest and most well-known owners and managers of multifamily real estate properties in NYC. Many of their assets are in neighborhoods with mostly rent stabilized units. In this episode, James explains how they have been adapting in the time of Covid-19.  Given the virus and the changes to the laws, the art of maximizing upside and knowing when to make moves has shifted from previous times. We discuss the advantages of owning rent stabilized properties, and the path ahead. Specifically, we discuss tenant relations and the importance of taking care of tenants in any way necessary during times of crisis... and why there is a business upside to this philosophy.   P.S. This episode was recorded right before the RGB issued its guidelines for 2020.  You will hear us discuss this topic.  In case you haven’t heard, the increases were 0%.  So this further complicates operations for owners...but with no further ado...  Let's dive in to hear what else James has to say…   Hope you enjoyed the show!   Please leave a short review on Apple Podcasts/iTunes.
