One of the ways we determine whether or not a home on the market is priced correctly is by determining whether the home is “in the market” or just “on the market.” Any home can be put “on the market,” but it’s much harder to get a home “in the market” and generating offers.

If you have a home that’s been on the market for more than 30 days with no showings, the market is communicating that something is wrong. Either the price is too high or the condition isn’t up to standard. You should have a minimum of four to six showings in that first 30 days on the market.

If you’re getting showings but haven’t received any offers, you’re probably pretty close. If we do a slight price adjustment (3% to 5%), we should generate enough interest and activity to get an offer.
