Many people dream of selling their home as “For Sale By Owner” (FSBO) properties. These sellers believe that all of the work they’ve put into the property over the years and all of the memories attached to decorating and renovating will increase the value of their homes.
However, it’s quite possible that those who wish to sell without the help of an agent are getting in their own way. Here are four ways you could be damaging your own chances of selling your house:
  1. You’re not thinking with your head. No matter who you are, there is usually a certain amount of emotion attached to selling your home. Decoration, style, renovation choices you’ve made—all come with memories attached. But the potential buyer doesn’t have those same attachments yet, and what if they’re critical of your choices? Can you remain level-headed enough to close the deal, or will your personal stake in the property cause you to scare them off?

  1. You don’t have the connections. Unless you’re a professional real estate agent, you likely don’t have all the same connections to thousands of buyers and other agents. These connections allow your home to be marketed to its full extent, locally and globally. Agents can put your listing in front of a huge number of potential buyers.

  1. Your dream price is too high. Again, a potential buyer does not have the same memories and emotional attachment to the home you’re selling, and won’t factor those into the price they’re willing to pay. Your home isn’t worth the memories you made there or the work you put into it. Bring your dream price down by about $20,000, and then again maybe $10,000, and you’ll probably be much closer to market value. Real estate agents are skilled at establishing this value.

  1. You could be the No. 1 deterrent. Agents are trained to sell houses. They know how to make the most of the initial tour, how closely to shadow potential buyers, and what questions to ask them about their excitement in possibly closing the deal. Untrained homeowners can easily make mistakes in these regards without even knowing it. Crowding or annoying buyers with questions can be the difference between closing a deal and sending them on to the next house. An agent can help you navigate this process.
