Selling your home is not free, and there are many hidden costs involved. Selling a home can actually be quite expensive depending on your situation. Consider these hidden costs before you decide to sell:
  1. Repairs: Buyers want homes that are in turnkey condition, so you’ll have to spend a little to gain a little.
  2. Professional photography: 9 out 10 home buyers begin their search online. With so many other listings and photos floating around the web, you need your home to stand out. Your listing photos are your first impression on a buyer.
  3. Landscaping and curb appeal: You have to draw buyers inside of your home, and you can only do this by creating a nice exterior for your home. A good landscaping job can increase a home’s value by 12%.
  4. Staging the home: Most people don’t see the value in staging, but that’s only until they see a nicely staged home. It really can make your home feel entirely different.
  5. Utilities: If you’ve already moved into a new home, you need to keep your utilities running in the former property. Buyers don’t want to step inside a hot or cold home when they view it. That would leave a bad impression.
  6. Capital gains tax: This tax is based on the selling price, purchase price, and any improvements that you have made on your home. 
  7. Closing costs: Expect to spend at least 1-2% of the home’s selling price in closing costs. These costs include transfer taxes, mortgage processing fees, escrow fees, and notary fees, among other things.
