In essence, a home warranty is an insurance policy protecting your home against problems with your electrical wiring, plumbing, appliances, and more. Even if no problems are spotted during your initial home inspection, complications can arise unexpectedly. That’s where your home warranty would take over.
Generally, a warranty lasts for one year. The cost for a basic home warranty is between $400 and $500, but prices may vary a bit depending on what you want covered.
Home warranties provide peace of mind for homeowners. Typically, we ask the seller to pay for a warranty as part of our offer. However, it is negotiable and it is not guaranteed that the seller will pick up that cost. It’s important to know that home warranties are not catch-all insurance policies that will completely cover everything. There is a service fee attached to each claim as well, ranging from $60 to $90 per incident.
While a home warranty offers peace of mind to a new owner, it’s not the perfect solution to every problem you may encounter.
