Get a free Home Price EvaluationWhen buyers step into a house, they often get attached to replaceable traits such as paint color, light fixtures, and window coverings. I try to steer my buyers towards things they can't change that affect the resale value of the home. These are the two most important factors of purchasing a home:
1. Location, location, location.
Of course, you've all heard this before. Most people tend to think of location only in terms of where the home is. Is it in the city on the beachfront? There are many other things to consider when looking at location. How long will the commute be? What school district is the property in? Will you be right next to a busy street, or at the end of a quiet cul-de-sac? A bigger lot and an amazing view can add a lot of value to your property.
2. The home's layout.
I show buyers older and newer homes. Newer homes tend to have bigger rooms, higher ceilings, and a more open floor plan. Older homes have smaller rooms, and might have a more boxy feel.
You also need to consider how many bedrooms and bathrooms you're looking for, as well as the livability of the layout. For example, a 4 bedroom home with all 4 bedrooms upstairs is going to be a lot different than a 4 bedroom home that has half the bedrooms on the main floor.
