• Holly was able to manage 500 doors by being an ambitious, goal-driven individual backed with hard work. The only person limiting yourself is you.
• The goal-setting process Holly used. The goals she set were not defined by timeframes. They were just achievable and divided into stages. She also made sure to cross out a goal each month with the end goal always in her mind.
• Deciding to work with a property manager. Anyone can be educated through podcasts and books but nothing replaces years of experience. Success in managing your own properties depends on the amount of time and effort you put in and the support that you’re going to get.
• The basis of finding the right property manager to work with. Find someone flexible and personable, someone who can manage your property in the most efficient and cost-effective way. Look carefully at the terms stated in the property management agreement. A price appendix is a crucial part. Make sure that the property insurance and liabilities are also in place.
• Managing BRRRs. The increase in the number of investors running BRRRs also increased the need to bridge the investors to subcontractors and to the whole process from identifying a good BRRR to the walkthrough and to getting an appraisal.
• Finding and successfully managing a BRRR. Start finding good tenants in your own community, properties that need to be refreshed, and clients looking for a good return.
