Today, I wanted to talk to you about purchasing new construction homes.There are a few things you should pay attention to during this process.First of all, keep an eye out for advertisements for pre-development pricing. Depending on the builder, those prices could be inflated, making you think you got the deal of the century. When you go to sign the contract, they will give you huge discounts off the inflated price. It's important to know the market so you can avoid this.Another important factor is the developer. What is their background? How much money will support the development? Are they new to the area? What amenities is the developer planning to put in, and can they commit to a timeline for those amenities? A lot of subdivisions fall apart because the amenities get downgraded over the course of construction, and the homeowners lose out.image
Also, keep in mind that most builders have strong relationships with Realtors, and some offer incentives to Realtors that the public doesn't know about. Check with your Realtor and see if the builder you're working with offers any particular incentives.Finally, make sure you have a third party inspector examine the property before you move in. Ultimately, the builder's inspector represents the builder's interests, not yours, so you need to have your own inspector come in and make a report.If you have any questions about today's video, give me a call or send me an email.
