Even if they are not working at her office.1. Database MarketingA real estate agents Database is the single most important marketing tool you can have. Every top producing agent has some type of a database in place that they are building and nurturing. Over the long term it’s a Database that has the best chance of growing an agents business and allowing an agent to “take it to the next level”.The tools Kinga uses for managing her Database are: Her Smartphone (Galaxy) and Tablet & a web tool called MyRealEstateTools.com.2. DISC PROFILESDISC Profiles are a personal assessment tool used by salespeople to help improve communication with their prospects and clients. It identifies behavioral differences so that you can adjust/change your communication techniques when talking or even negotiating with other agents, prospects, and clients.Kinga is a big believer in communicating effectively with the people she’s doing business with and uses DISC Profiles to help her better communicate with them. Working w/Real Estate InvestorsRehabbers and Real Estate Investors are a more active now in the real estate market than ever. They can also be a great source for new business for any real estate agent.Kinga works with several real estate investors who rehab homes throughout the Chicago area.This helps diversify her marketing plan up and where leads are coming in from. Has part of an overall marketing plan this is a great lead source for a new agent getting into the business, or even a seasoned pro with several years in the business.If you don’t have any real estate investor contacts, then go to one of the local REI’s in your area. Real Estate Investment groups are typically very active in most markets and they tend to like to create groups and share info with one another. Start attending one of these groups and build relationships.4. Zillow & Trulia Zip Code LeadsThis is always a controversial subject for a lot of agents.But here’s the bottom line about Zillow and Trulia Leads….It sucks. You have to buy back leads for your own listings from them, but they have huge amounts of Buyer/Seller traffic going to their sites. Until that changes you can work with them to your benefit, or not work with them.If you get the right zip codes, completely fill out your profile with Reviews & Closed transactions, and work the leads effeciently, Zip Code Leads from Zillow and Trulia can work.5. Door KnockingIt’s not for everyone, but it does work. Their are many different systems and scripts the marketing gurus sell to agents for doing door knocking. Ultimately, the best strategy is to…Be Yourself, Authentic, and actually Helpful.Offer prospects True Value (not just a listing presentation).Remember, it’s a numbers game and easy to be discouraged quickly.This is exactly what Kinga does when she and her agents do Door Knocking Lead Generation activities. Focus in on specific neighborhoods and types of properties...
